If you have real estate in Batumi, but you do not live here permanently, you can enter into a property management agreement with us.
Our services are paid for by the owner of the premises under the agreement: 50% of the monthly rent payment one-time upon the tenant’s move-in.
According to the terms of the lease agreement, the tenant pays a month in advance and leaves a deposit equal to the monthly payment. In case of early termination of the agreement at the initiative of the tenant, the deposit is not returned.
We provide a full range of services:

we inspect and evaluate the apartment; take photos and videos; clarify your wishes;

we place advertisements on all major platforms and social networks;

we respond to requests, show the apartment, check the candidates and coordinate with you;

we draw up a reliable contract, organize a video introduction with the employer and sign the contract online;

the owner receives payments to his account;
-
we stay close by after the tenants have moved in - we communicate, remind them about payments and help with household issues; we organize cleaning and routine repairs, if necessary;
-
we start looking for a new tenant as soon as we learn about the current one moving out.

Our services are paid for by the owner of the premises under the contract, monthly, in the amount of 20% of the net profit. The calculation is made according to the following formula:
Ka = ChPx20% = (MAP - Zkl - Zst - Ztr - Zr - Zb)x20%
where Ka is the agency commission;
NP - net profit;
MAF - monthly rental flow;
Зкл - cleaning costs;
Зст - washing costs;
Зтре – costs of minor current repairs;
Зр - advertising costs;
Зб - broker commission (Airbnb, Booking, Ostrovok, etc.)
Major repairs, repair and replacement of furniture and plumbing, purchase of bedding, household chemicals, dishes and other utensils are carried out at the expense of the owner.
